Every year our crews walk a routine pre-winter site inspection on every retainer property. The list is short, but skipping any single line item exposes the property owner to real liability.
Drainage inspection
Every drain grate, downspout, and sidewalk gutter on the property should be inspected, cleared, and pressure-flushed. Frozen standing water is the leading cause of ice-related slip incidents.
Pre-treatment strategy
For high-risk entry approaches — plazas, ramps, sidewalks with slope — we recommend a preventive brine pre-treatment 12 hours before any forecast event. Brine is significantly more effective than reactive salt application after ice has formed.
Snow event response
Bespoke retainer clients get a 24/72 storm SLA — we're back on the property within 24 hours of the snowfall stopping, and any surface that fails to hold the treatment gets a full re-service within 72 hours at no additional cost.
Post-winter reset
March and April are when winter salt damage becomes visible: efflorescence on brick, salt bleed on concrete, and stain patterns on entry mats. A full spring pressure wash resets the property before the outdoor dining season opens.
