How Often Should Commercial Windows Be Cleaned?

The answer depends on foot traffic, elevation, and glazing type. Here's the cadence that actually protects your brand and your building envelope.

Every property manager we serve asks the same question in the first walk-through: How often, really? The industry-typical answer — "once a quarter should be fine" — is exactly the kind of soft answer that produces streaky glass and disappointed anchor tenants. The correct answer depends on four variables: foot traffic within twenty feet of the glass, elevation, glazing type, and the microclimate of the block.

Baseline cadence by vertical

For restaurants and food-service establishments, we recommend a fortnightly cleaning during operating months. Grease-laden air films the glass within days of the previous service. For retail flagships on high-traffic pedestrian corridors — Fifth Avenue, King Street, Bleecker — monthly is the minimum. For Class-A office towers, quarterly service is defensible only if the property is set back at least fifty feet from the curb and served by a curtain wall specification with self-cleaning coating. Everything else is monthly.

Why the wrong cadence costs you more

Skipping cleaning cycles is a false economy. Mineral deposits from rain (calcium, silica) etch into the glass surface over eight to twelve weeks of exposure, at which point the deposits are no longer removable with standard cleaning methods. Restoration cleaning to remove mineral etching costs three to five times a routine service and, in the worst cases, requires pane replacement.

The five-story rule

For any commercial property up to five stories, we recommend ground-based deionised water-fed pole cleaning. It's safer than ladder or rope-access work, more consistent because it removes human variability from the top edge of the pane, and ultimately faster. Above five stories, high-rise rope-access with squeegee finish remains the gold standard — but that's a different service line for a different type of building.

The Bespoke recommendation

For most commercial exterior maintenance programs, a monthly rotation of the ground-floor storefront glass paired with a quarterly rotation of the upper-floor curtain wall delivers the best cost-to-quality ratio. Any property under five stories can be serviced entirely from the sidewalk with a DI water-fed pole system.
